February 2019 Real Estate Market Update

2019 is off to a great new start so far! So far, the real estate market is great for both buyers and sellers. I’m excited to present you with my February 2019 real estate market update for  Baltimore County and offer you some insight into current market conditions. January 2019 Market Statistics

Over the course of January 2019 in Baltimore County, 428 units were sold for a cumulative volume of $79,305,599 and a median price of $140,000. December 2018 was a very high-volume month, and many sellers are preparing to list in the spring months, so it’s not surprising that things have cooled slightly at the start of the year. With 1,073 new units listed in January, you can expect more homes to come onto the market as the weather starts to warm up. In fact, compared to the same time last year, current inventory, average list price and volume are all higher.

Purchasing in February 2019

Interest rates seem to be settled for the moment, so home buyers should start to warm up to the idea of purchasing again. If you are interested in buying a home in February, it’s a nice time to negotiate with sellers for a better price before the rush of the spring arrives. Remember that the market typically heats up along with the temperatures in the spring, so waiting will mean access to more inventory but also more competition.

Selling in February 2019

Many sellers listed homes on the market in January, and the trend is expected to continue through the spring. Buyers are preparing to house hunt in March and the warmer months, so if you haven’t listed your home yet, now is a great time to do so.
